Tenerife Property - By Sunshinestates.net

Introduction
Tenerife is the largest of the Canary Islands. It lies in the Atlantic around 200 miles from the coast of West Africa. The island is famed for its volcanic black beaches and sunny climate.

Real estate trends in Tenerife
Tenerife is a popular location for property investors as the warm year round climate means that tourists visit the island all of the year. It is thought that Tenerife is the most popular location for winter holidays with people living in the UK. Investors buying a property to rent out therefore have no problems letting their properties outside of the traditional summer season.

Property prices here are also still relatively low but increase enough year on year to make them an attractive investment. Properties are always popular here, although the size of the island is such that investors may have to wait a while to find the best property for their needs. Many people opt to live on the outskirts of popular areas to keep prices as low as possible.

Popular locations to buy
Many UK residents looking to relocate or to buy a holiday home in Tenerife settle around the Playa de las Americas area on the island. Newer developments such as the golf centre at Golf del Sur and the suburbs of Torviscas are also becoming increasingly popular.

Going a little farther afield the area of Los Gigantes, Puerto Santiago and Playa de la Arena to the west also offer a range of options.

Property types
There are all kinds of options when it comes to buying property on Tenerife. These include:

  • Apartments -- apartments are most often found in purpose built complexes. Options here range from 1-3 bedrooms and complexes often offer a range of features such as pools, tennis courts and landscaped communal gardens.

  • Town Houses -- Town houses usually have 2-3 stories and will generally come with a terrace, garden or patio. Some buyers opt for new builds here on the edge of towns whilst others choose older buildings in the centre.

  • Villas -- villas can be detached or semi-detached and are located both on the coastline and further inland. Most villas will come with a private garden and some come with pools. Some villas on newer developments may offer communal facilities such as a shared pool.

  • Fincas -- fincas are traditional rural properties which are often former farmhouses. Buyers here may find that some conversion work is necessary before they can move in.

Conclusion
Buying property in Tenerife will need the help of a lawyer who can help translate the necessary documentation and legal differences from buying property in the UK. The island does, however, offer a great opportunity to buy a property abroad both for relocation or as a holiday home.
